or other provision of the Condominium Act, this Declaration,
the Articles of Incorporation of the Associat~on, the By-Laws
or the Regulations, shall not constitute a waiver of the right
to do so thereafter.
ARTICLE XV
AI~~NI~'~ENTS
Except as elsewhere provided otherwise, this Declaration
of Condominium ma}• be amended in the following manner:
A. Notice . Notice of the sub ject matter of a proposed
amendment may be proposed by either the Board of Directors of
the Association or by ~he members of the Association. Directors
and members r,~t present in person or by proxy at the meeting
considering the amendment may expre ss their approval in writir.g,
grnvided such approval is delivered to the Secretary at or
prior to the meeting. Except as elsewhere provided, such appro-
vals must be either by: .
l. Not less than 75~ of the entire membership of
the Board of Directors and by not less than
_ 7~~b of the votes of the entire membership of
the Association; or
, 2. Not less than ~0;~ of the votes of the entire
membership of the ~ssociation; or
3. Until the first election of directors, only by
' all of the directors, provided the amendment
does not increase the number of dwelling units

; B. Proviso. Provided, however, that no amendment

~ any dwelling unit or class or group c,f apartments, unless the

dwelling unit owners so affected shall consent; and no amend-
ment shall change any dwellirig unit nor the share in the common

~ elements appurtenant to it, nor increase the ot~mer's share of
the common expenses, unless the record oHner of the dwelling

; unit concerned and all record owners of mortgages on such
` dwelling unit shall join in the execution o~ the amendment.

; Neither shall an amendment make any change in the section entitled
~ ='Insurance't nor in the section entitled "Reconstruction or Repair
~

~ after Casualty", unless the record owners of all mortgages upon
the condominium shall join in the execution of the amendment.
