-~ne Mortgagor hereunder, either in the name of the Mortga~ee or the.Iylort-
~agor, ar.d (d) to pay and discharge all debts, obligations and liabilities
:7curred by reason of any action taken by the Mortgagee as provided in ~
~nis Paragraph, a~l of ~vhich amounts so pzid by the Mortgagee, with inter-
est thereon fron the date of each such payment, at the rate of three per-
cent (3~) per annum, shall be payable by the Mortgagor to the Mortgagee on ~

4. No building or other structure or improvement, fixture or per- ~
son41 property mortgaged hereby shall be removed or demolished •~rithout
the prior written c~nsent of the Moxtgagee. The Mortgagor ~•rill not make,
perait or suffer any alteration of or addition to any building or other
structure or improvement now or which may hereafter be erected or install~d,
upon the mortgaged property, or any part thereof, except the improvements
r~quired to be made pursuant to Paragraph 3 hereof, nor will the Mortagar
use, or pernit or suffer the use of, any of the mortgaged propert;~ for any
parpose ~ther than the purpose or purposes for which t~~e sane is now in- ~
~ended to be used, without the prior written consent of the siortgagee.
^he Mortgagor will maintain the mortgaged property in good condition and
state of repair and will not suffer or permit any waste t~ any part thereof,
and will promptly comply with all tY~e requiremer,ts of Federal, state and
~.~cal governments, or of any departments, divisions or bureaus thereaf,

~ertaining to suc%~~property or any part thereof.
5. The Mortgagor will not voluntarily create, or per~it or suffer to
:e created or to exist, on or against the mortgaged property, or any part
~ ~'nereo , any ien superior to the lien of this ~or~gage, exc usive o
~~~en or liens, if any, to which this Nortgage is expressly subject, as set
~ '~rth in the granting clause above, and will keep and maintazn the same

~ 6. (a) The Nortgagor will keep all buildings, ot~er structures and
_:~provemen~s, including equipment, now existing or which may hereafter be
~ ~rected or installed on the land mortgaged hereby, insured against loss by
~ ~ire and other hazards, casualties and contingencies, in such amounts and
:~a:~ner, and for such periods, all as may be required from time to time by
~ ~';e Mortgagee. Unless otherwise required by the Mortgagee, all such in- '
~urance shall be effected by Standard Fire and Extended Coverage Insurance
