Whenever GENERAL DEVELOPMENT G'aRPORATION, its successors or assigns, shall notity ~ the undersigned in writ~ng at the addresa indicated below (or at such other address as may be desig- nated by the undersigned hom time to time) that the said premises are not in a reasonable siate ot appearance cmd repcrir consistent with the general appearance cmd state of repmr ot other properties within the immediate vicinity, ihe undersigned agrees to accomplish the required repairs, maintenance, ~ etc., set iorth in scrid notice within 15 days after receipt of same. ! _ 2. If the undersigned shall tail or refuse to accomplish the required repairs or maintenance, ~ etc., within the prescribet! time, GENERAL DEVELOPMENT CORPORA'f10N, its successcrs or assigns, ~ acting by amd through its duly authorized agents may come upon the premises for ihe purp~ o! doing S ihe necess~y work. Provided, however, that such work shall be limited to lawn cv~d yard mainten~ce to preveni cm overgrown or unkempt appe~cmce, and to painting cmd minor repairs to the exterior oi the building or buildinys, situated on the premises in order to prevent cm unsightly or unsafe condition. 3. As to cmy cosis or expenses incurred by GENF.RAL DEVF.LOPMENT CORPORATTON, its suc- cesscrs or assigns, in bringing about cmd accomplishing the work reterred to in the notice, ihe under- signed agrees to make pa~•ment thereoi within 10 days atter demand. Provided, however, ihat dem~d lor r~ayment shall not exceed actual costs or expenses incurred. 4. ln ihe event that ihe undersigned shall fail or refuse to make puyment ot the actual costs or t expenses in~urred, then, and in that event only, GENERAL DEVELOPMENT CORPORATION, its suc-~ ce~ors or assigns, may undertake eollection of ihe sum which the undersigned is obligated to pay + hereunder, together wiih all eosts ot collection including a reasonable attorney's Iee. GENERAL ~ DEVELOPMENT CORPORATION may, in additicx~ to other remedies prescribed by Florida law, give notice ihai it has aoquired a lien agmnst the subject property for said amnount cmd may file a Notice o!
