1. Whenever GENERAL DEVELOPMENT CJRPORATION, its successors or assigns, shall notity
the undersigned in writing at the address indicated below (or at such other nddress as may be desig-
nated by ihe undersigned Uom time to time) thai the said premises ~e not in a reasonabte state oi
tcppearcmce cmd repair consistent with the general appearance ~?d state oi repair of other properties
within the immediate vicinity, the undersigned agrees to accomplish the required repairs, maintenance,
etc., set lorth in said notiee within 15 dcrys after receipt oi same.
2. II the undersigned shall iail or refuse to accomplish the required repairs or maintencmce, _
eic., within the prescribed time, GENERAL DEVEL(~PMENT CORPORA'fION, its successors or assigns,
acting by and through its duly authorized agents may come upon the premises for the purpose o! doing
' ihe necessary work. Provided, however, that such work shatl be limited to lawn cmd yard maintenance
to prevent ~ overgrown or unlcempt appearanoe, ond to painting cmd rriinor repairs to the exterior o(
ihe buiiding or buildings, situated on the premises in order to prevent ~ unsightly or unsafe condition_
3. As to ~y costs or expenses incurred by GENERAL DEVELO~MENT CORPORATION; its suc-
ces.SCrs or assigns, in bringing about mid accomplishing the work reterrec~ to in ihe notice, the under-
siyned agrees to make payment thereof within 10 days aiter demand. Provided, however, thcrt demcmd
for payment shall not exceed actual c:osts or expenses incurred.
4. ln the event that the undersigned shall fail or refuse to make payment oE the actuc~l costs or
exnenses in~urred, ihen, cmd in that event only, GENERAL DEVELOPMENT CORPORATIOI~. its suc-
ce:~sors or assigns, may undertake coltectian of the sum which the undersigned is obligated to ~ay
hereunder, together with all eosts oi colle'ction including a reasonable attomey's fee. GENERAL
DEVELOPMENT CORPORATION may, in additic~n to other remedies grescribed, by Florida law, give
notice ihat it has aequired a lien agcrir?st the subject properiy for said canount cmd may file a Notice
of Lien among the Public Records of the County in which the premises cue ~tuated.
This agreement shQ11 be binding upon my (our) heirs, successors or assigns cmd shall be con-
