If the total of the payments made by the Mortgagor under (a) ot paragraph 2 preceding shall eaceed the ~ ~ amount ot paymenta actually made by the Ziortgagee, as ttustee [or ground rents, taxes and as.gessments, and ~ ~ insurance premiuma, as the case may be, such excese shall be credited on subsequent payments to be roade by the Mortgagor for such itema or, at :ltortgaf;ee's option, as trustee shall be refunded to vlortvagor.
