2. The ~lurtgagee may, at his option, and without wa~ving his right to accelerate the indebtedness hereby
secured and to foreclose the same, pay either before or a[ter delinquency any or al! of those certain obligations
required by the terms hereof to be paid by the Mortgagor for the protection oi the mortgage secutity or for the cot-
Irction ~~f the indebt~dness hereby secured. All sums so advanced or paid by the Mortgagee shail be charged into
the m~xtgage account anJ become an integral part thereo[, subject in all respects to the terms, co~ditions, and
covenants oG the aforesaid promissory note. and this mortgage, as [ully and to the same extent as though a part
of the original indebtedness evidenced by said note and secured by this mortgage. excepting however, that said
sums shall be repaid the Mortgagee forthwith upon its demand and be in addition to the regutaz monthly install-
ments provided by the mortgage note.
3. That the abstract or abstracts of title covering the mortgaged property shall at all times, during the life
of this mortgage, remain in possession of the Alortgagee and in event of the foreciosure of this mortgage or othcr
tran.fer of title to the mortgaged property in extinguishment of the indebtedness secured hereby, all right, title
and interest ~if the \tortgagcx in and to any such abstracts of title shall pass to the purchaser or grantee.
~3. To the extent of the indebtedness of the Mortgagor to the Mortgagee described hecein or secured hereby,
the !1lortgagee is hereby subrogated to the lien or liens and to the rights of the owners and holders thereof of each
and every mortgage, lien or other incumbrance on the land described herein which is paid and.'or satisfied. in
whole or in part, out of the proceeds of the loan described herein or secured hereby, and the respective liens of
said mortgages, liens or other incumbrances, shail be and the same and each of them hereby is preserved and shall
pass to and be hrld bc the 4lortgagee herein as security for the indebtedness to the Mortgagee herein described
or hereby secured, ta thr same extent that it would have been preserved and would have been passed to and been
• held by the Alortgagce had it been duly and regutatly assigned, transferred, set ovec, and delivered unto the Mort-
gagee b~~ separate deed of assignment, notwithstanding the fact that the same may be salisfied and cancelled of
record, it be~ng the intention of the parties hereto that the same w~ill be satisfied and cancelied of record by the
holders thereof at or about the time of the recording of this mortgage_

~ 5. ln the event the ownership o[ the mortgaged premises, or any part thereof, becomes vested in a person
other than the ~lortgagor, the ~lortgagee may, without notice to the ;1lortgagor, deal with such successor or suc-
cessurs in interest M~ith reference to this deed and the debt hereby secured. in the same manner as with the Mort-
gagor without in dny way vitiating or discharging the Atortgagor's liability hereunder or upon the debt hereby
secured. No sale „f the premises hereby mortgaged and no forbearance on the part of the ;1lortgagee. and no ex-
tension of the time for the payment of the debt hereby secuted given by the Mortgagee shall opetate to release,
discharge, modify, change or affect the original liability uf the Alortgagor herein either in whole ar in part.
6. The lien of this deed secures and shall continue to secure payment of said indebtedness or indebted-
~ nes~, however evidenced, whether by said promissory nate or any renev?al or extension thereof or substitute ihere-
j for, or othetwise, until all such indebtedness shall have been tully paid.
