IN ADDITION TO THE COVENANTS HEREINAFTE(t SET OUT THF AAORTGAGEE AND MORTGAiGORS
COVENANT AND AGREE THAT:
(1) The MORTGAGOR herein shall make within days of the due date, the paymems called

(2) The A~aRTGAGOR hcrein shall psy within 30 days of the due clate all pertinent chargos for fire end
windstorm insuranoe, all ad valorem city and/or couMy taxes, any special improvement assessments and any
other special governmentai assessments o~ cfiarges.
(3) If the MORTGAGOR herein do not make the psy-ment: on the lg~ mortgage , the firo a~d
windstorm insuronoe premiums and govemmenial taxes or special auessments as they come due, as well as
the payments called for in this mortgage deed, fhen the MORTGAGEE herein can at its
option make these payments, adding said payme~ts made to tfie balanoe due hereunder. If arry one or all of
the aforesaid paymeMs remain unpaid for a period of 7 deys or more, then the MbRTGA~EE cen at its
option, without furtfier notice declare tfie balance due ~nder this mortgage due and psyaWe in full at onoe ~
and forthwith plaoe the matter in the hands of sn attcrney for oolledion or enforcement. In this event a{I
oosts incurred will be chargeabk to the balanoe due under this mortgaQe-
(4) The MORTGAGOR herein shall nat further encumber this property sxcept by obtaining WRITTEN per-
miuion of the MORTCAGEE herein and a~y attempt to do so without this written permiuion will be null
and void.
The MORTGAGOR he?ein will at the request of the MORTGAGEE herein, refinsnoe the first mortgage
now snambering this property at any time ~esmsd desiroble b~r the MORTGAGEE herein. The pro-
ceeds of ths said refinan~ing shall be applied against the unpaid balarxe due hereunder.
(6) The MORTGAGOR herein will be at fhe request of the MORTGAGEE herein acknowiecl~e, in writing,
~ the existence of this mortye~s and tfie amount still due thereon on a estoppel form provided for fhis pur-
pose by the MORTGAGEE . _
4) Failure on the part of the MORTGAGOR to oomply witfi, psrform, or abide by aMr of tbe sgreements,
stipulations, aonditiorn and oovene~ts as set forth abave in soction: 1, 2, 3, 4, S, 6, empowers ths MORT-
GAGEE : hsrein, at his option, to dedsre fh~ 4ntire balanoe dus hereunder, to be dw and psyable st onw
withouf ~otice. Failure of the MORTGAGEE herein b exercise this opNon at any time shall not aonstitut~ a
w,ivsr of the riyht to txertise this option at sort~ latst time,
