~ D~CLARATION OF R$STRICTIONS
WI~SR$AS, N8W StXJTH, INC., a Florida corporation author-
ized to do business in the State of Florida, is the owner of
the following described property, situate, lying and being in
the City of Fort Pierce, St. Lucie County, Florida, to-wit:
Tracts 61 and 62, GARDffi~i CITY FAItMS SUBDIVISION, a
subdivision in the City of Fort Pierce, St. Lucie
County, Florida, accordinq to the plat thereof re-
corded in Plat Book 2, page SA, of the public =ecords
of St. Lucie County, Florida; and
WHEREAS, the property above described is not subject
to restrictions and limitations of record; and
WH$R$AS, it is now desired ]zy NSW SOUTH, INC. , to
place restrictions and limitations of record as to the use of
the South one-half of said Tracts,
NOW, TI~RBF'ORE, NSW SOUTH, INC., does hereby declare
that the S'~ of Tract 61 and the S~ of Tract 62, GARD$N CITY
FARM.S SUBDIVISION, City of Fort Pierce, St. Lucie County, Florida,
shall be restricted to residential dwellings exclusively. All

dwelling units shall be so constructed as to conform to either
Federal Housing Administration Minimum Property Standards or
the City of Fort Pierce Building Code, whichever is higher.

land and shall be binding upon all parties purchasing the
