part_~ of the second part (hereinaCter calted "Mortgagee"),
WlTNESSETH:
That fa divers good and valusble considerations, and also in consideration o[ the aggregate sum named in
the promissory note of cvcn datt herewith, hereinaftet dcscribed. the Mortgagor does grant, baraain. sell. alien.
remise, release. and convey and confirm unto the Mortgage~, in fee simple, all of that certain tract o[ tand of which
the Mortgagor is now seized and possessed and in actual possession, situate in H3f~E County. Florida, described
as follows: St. Lucie
Commence at the southeast corner of the Wy: of the Ni~1}~ of the NWX
of the NEj4 of Section 9, Township 35 South, Range 40 Tast, run
thence West along the center line of Avenue "D" a distance of
325 feet, thence North along the East side of l~th Street a
distance of 30 feet to the point of beginning (same being the
northeast corner of Avenue "D" and North 17th Street); and from
said point of-~beginning run East along the North line of Avenue "D"
a distance of 41 feet, thence North 131.3 feet, thence West parallel
to Avenue "D" a distance af 41 feet to the East liae of North l~th
Street, thence South along the East line of North 17th Street, a
distance of 131.3 feet to the point of beginning; said land situate,
lying and being in St. Lucie County, Florida; together with the im-
provements thereon, and all furniture, fixtures and equipment con-
tained therein, replacements thereof and additions thereto.

Together with all and singular the tenements, hereditament~ and apputtenances theceunto belonging or in
anywise appettaining, and also all buildings, suuctures, additions and improvements, now or at any time hereafter
erected thereon, together with and inctuding all of the boilers, machines, heating pla~t, lighiing plant, and al!
piumbing apparatus, tixtures, appliances, ventilating equipment, toilets. basins, electric heating and lighting
plants, lighting fixtures, power machinery, plant or plants for running and operation o[ passenger or other ele-
vators, including passenger and othet elevators,yenetian blinds, tefrigerators, ranges. awnings and shutters, now
or hereafter located in the building upon said land. and all othet machinery. appliances and apparatus now or
hereafter placed on said premises, either in renewal or replacement of fixtutes. machinery, appliances and ap-
purtenances otiginally installed on said premiscs, in connectior_ with the completion thereof or in addition there-
to, which may hereafter be placed upon the above described land. which said Cxtures, machinery. appliances and
apputtenances the ~9urtgagor warcants shall be free from any encumbrances, retention ot title or other ctaims in
favor of any other person and that this deed shall be a first lien theteon.
~ TO HAVc AND TO HOLD all and singulaz the said property hereby conveyed, mortgaged, pledged or as- ~
signed by the Mortgagor, or intended so to be, unto the Mortgagee, in fee simple.

And the ~lortgagor covenants with the hlortgag~e, that the !Nortgagor has full power and lawl'ul right to ,
convey said land in fee simple as aforesaid; that it shall be lawful for the Mortgagee at sii times peaceably and
quietly to enter upon, hold, occupy and enjay said land; that said land is Gee from a!1 encumbrances except as
may be herein described; that the titorigagor wili make such further assuranres to perfect the fce simple title to
said land in the Mortgage~ as.may reasonably be required; and that the Mortgagor hereby fully warrants the titl~
to said land and wi11 defend the same against the Is?wful claims of all persons whomsoever.
