l. Whenever GENERAL DEVELOPMENT CORFORATION, its successors or assigns, shall noiify
ihe undersigned in writ~ng at the address indivated below (or at such other address us may be desig-
nated by the undersigned from time to iime) that the said prem'~es cue not in a reasonable state oi
appear~oe ~d repair consislent with the general appem~~ce ~d atate of repair o( oiher properties
within the immediate vicinity, the undersiqned agrees to accomplish the required repaits, maintenance,
etc., set lorth in smd notioe within 15 days after receipt ol same.
2. Ii the undersigned shall fail or retuse to accomplish ihe required repairs or maintenance,
elc., within ihe prescribed time, 3£NERAL DEVELOPMENT CORPORA'fION, its successors or assigns,
actin~ by cmd through iffi duly ctuthosized agents may come upon the premises ior the purpose of doir:g
the necesscuy wort. Provided, however, that such work shalt be limited to lawn und yard maintenamce
to preveni an overgrov~m or unkempt appec~+~ce, and to p~reting and mninor repairs to the exterior o!
the building or buildings, situuted on the psremises in order to prevent ~ unsightly or unsnie condition.
3. As to ~y costs or expenses incurred by GENERAL DEVELOPMENT CORAORATION, its suc-
cessers or assigns, in brinqing about cmd aceomplishing the work referred to in the noti~e, the under-
signed agrees to make payment thereot within 10 dcrys alter demand. Provided, however, thart dem~d
for payment shall not exceed actual c~osts or expenses incurred.
4_ ]n ihe event that the undersigned shail fail or refuse to make payment oi ihe uctual costs or
expenses incurred, ihen, and in that event only, GENERAL DEVELOPMENT CORFORATION, its suc-
cessors o: assigns, may underta~e collectio~n of the snm which the undersigned is obligaied to pay
hereunder, together wittt all oosis of collection including a reasonable attomey's fee. GENERAL
DEVELOPMENT CORPORATION may, ia udditinn to other remedies ~xesc~ibed by Florida law, give
notice that it has aoquired a lien agcrinst the subject property for smd amount cmd may file a Notice
of Lien among the Public Records of the County in which the premises cue situated,
