(2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and x windstorm insurance, all ad valorem cify and/or county taxes, any special improvement assessments and any other special governmental assessments or charges. (3) If the MORTGAGOR herein do not make the pay-ments on thelSt mortgage , the fire and windstorm insurance premi~ms and governmental taxes or special assessments as they tome due, as well as _ the payments called for in this mortgage deed, then the MORTGAGEE herein can at itS option make these payments, adding said payments made to the balance due hereunder. If any one or all of the aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE can at its option, without further notice declare the balance due uncier this mortgage due and payable in full at once ~ and forthwith place the matter in the hands of an attorney for coll~ction or enforcement. In this event all ~ costs incurred will be chargeable to the balance due under this mortgage- (4) The MORTGAGOR herein shall not fu~ther encumber this property except by obtaining WRITTEN per- ~ ~ mission of the MORTGAGEE herein and any attempt to do so without this written permission will be nul) and void. ~ (5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage ~ ncw encumbering this property a! any time deemed desirable by the MORTGAGEE herein. The pro- , ceeds of the said refinancing shall be applied against the unpaid balance due hereunder. :j (6) The MORTGAGOR herein will be at the reque~t of the MORTGAGEE herein acknowledge, in writing, the existence of this mo~tgage and the amount still due thereon on a estoppel form provided for this pu~- pose by the MORTGAGEE . ~ ~ t7) Failure on ihe part of the MORTGAGOR to comply with, perform, or abide by any of the agreements, ~ stipulations, conditions and covenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers tfie MORT- GAGEE herein, at his option, to declare the entire balanoe due fiereunder, to be due and payable at once without notice.
