HomeMy WebLinkAbout2524 ditches, dikes, canals and pumping stations, are for the purpose of drainage, irrigation and water conservation purposes, and all of said easements lying in Township 35 South, Range 38 East, St. Lucie County, Florida, it bei~g the in- tention of the Grantor to set up a 30-foot common easement along the West Section line of Sections S and 8, as above described, and along the property adjoining Orange Avenue, to be used by the property owners of property in the West 1/4 of Section S(excepting the North 1, 689 feet thereof) and the West 1/4 of Section 8 lying Narth of Orange Avenue, on a common and joint basis, ex- cepting the pumping station located on the West 30 feet of the South 1, 000 feet of the North 3, 600 feet of the West 1/4 of Section S, which pumping station shall be used only for the overhead irrigation system and drainage and irriga- tion of lands in the South 3, 000 feet of the North 4, 689 feet of the West 1/4 of Section S, as above described, and that the Grantee shall have access to all pumping stations described herein and will be responsible to pay a prorata share of the operation and maintenance of said pumping stations, drainage and irrigation canals and dikes. The Grantor reserves the right to grant similar easements to other parties. S~ject to an easement over the West 30 feet of the above described property for a common easement for irrigation and drainage purposes which the Grantor has granted to other parties, as above set forth. There is a common and joint drainage and irrigarion ditch on the North line of the above described property and the ~rantor hereby grants to the Grantee the joint and common use of it, along with the owners of the property immediately North thereof, and this deed is likewise subject to the right of the awners of the property to the North to common and joint ownership and use of said drainage and irrigarion ditch. This conveyance is subject to a reservation unto the Grantor, his heirs ~ and assigns, for an easement over any portion of the above described property lying within the West 30 feet of the West 1/4 of Section 8(excepring, however, the ~North 2, 689 feet thereof), Township 35 South, Range 38 East, for the pur- pose of drainage, irrigation and water conservation purposes. Subject to all easements, restrictions, reservations, dedications and rights- I of-way_of record. _Subject to zoning of St. Lucie Cwnty, Florida. ~ _ _ _ _ - Together with an easement over the East 40 feet of the West 1/4 of Section 8 lying North of State Road 68(Orange Avenue E~ension); and over the Easr 40 feet of the West 1/4 (less the North 1, 616 feet thereof) of Sectian S, a11 lyi~g in Township 35 South, Range 38 East, St. Lucie County, Florida, for general road purposes in accordance with those easements recorded in Deed Book 255, page 658 and in Official Recard Book 39, page 333, public records of St. Lucie County, Florida; with the Grantor reserving right to himself, his heirs and assigns, to the free and unirnerrupted use of said road for all general road purposes, as set forth in "the above deeds. This is a gift. The Grantor, Barnette E. Greene, Jr. , and the Grantee, Hariot H. Greene, shall hold title to the above descri.bed property as tenants in common, each owning an undivided one-half interest, and not as tenants by the enrirety. The Grantor, Barnette E.
