Sublease by executing an ass~nption agreement in the form attached to ~
the Declaration of Condominium as h~chibit "G", the assignment of which
shall be executed by the Sublessee and the consent to the assignment
will be executed by the Sublessor provided the Assignee has otherwise
been approved in accordance with all the provisions of the Declaration
of Condominium of VILIA DEL SOL, INC. -

MORTGA~ING LEASEHOLD II~TPEREST. The Sublessee shall have the
right when entering into a mortgage as mortgagor with a mortgagee as
defined under Paragraph 16.2 of the Declaration of Condominium of
VILIA DEL SOL, INC. to mortgage the leasehold interest which he has
acquired by virtue of this Sublease.

LIEN AGAINST CONDOMINNM UNTT. If any rent payable by Sub-
lessee or Sublessor shall be and remain unpaid for more than fifteen
(15) days after tlie same-shall be due and payable, or if 3ublessee shall
violate or default in performance of any of the other covenants, agree-
ments, stipulations or conditions herein, and such violation or default~

j shall continue for a period of thirty (30) days after written nct ice of

~ such violation or default, then it shall be optional for Sublessor to
declare this Lease forfeited and the lease term ended and to re-ent~r
~ said premises, with or without process of law, using such force as may be
~ necessary, to remove Sublessee and Sublessee's chattels therefrrnn. Sub-
lessor shall not be liable for damages by reason of such re-entry or for-
feiture. Notwithstanding such re-entry by Sublessor, the liability of Sub- E

lessee for the rent provided for herein for the balance of the Iease terms f
shall not be relinquished or extinguished.
