' (2) The MORTGAGOR herein shall pay within 30 days of the due date all pe~tineni charges for fire and , windstorm insurance, all ad volorem city and/or county taxes, any special improvement assessments and any § other special govemmenial assessments or charges. # ~ (3) If the MORTGAGOR herein do not make the pay-ments on the ]~gt mortgage , the fire and ~ w~ndstorm insurance prerniums and governmental taxes or spe:ial assessmenis as they come due, as well as E the payments called for in this mortgage deed, ifien the MORTGAGEE herein can at i~ S ~ optio:~ make these payments, adding said payments made to the balance due hereunder.
