SUBJECT to mortgage encumbering Parcel 1 dated Ju~e 16, 1964,
recorded in O. R. Book 94, page 136, St. Lucie County records,
from grantors to The Mutual Life Insurance Company of New York
securing a promissory note in the original amount of $50, 000. 00
having a remaining balance of $41, 000. 00 with interest from July
1, 1969, which mortgage, and the indebtedness secured thereby,
the grantee assumes and agrees to pay.
TOGETHER with all of the right, title and interest of grantors in and
to the St. Lucie Mutual Water Company, a non-profit cooperative association
under the laws of the State of Florida insofar as the same is applicable to the
real property herein described and conveyed; also TOGETHER with all fixures
chattels, and articles of personal property placed upon or attache~l to or used
in connection with or in the operation of such premises, or which may here-
after be attached to or used in connection with such premises, and all the tene- i

ments , hereditaments and appurtenances thereto belonging or in anywise
appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the grantors hereby covenant with said grantee that the grantars
are lawfully seized of said land in fee simple; that the grantors have good
right and lawful authority to sell and convey said land; that the grantors
hereby fully warrant the title to said land and will defend the same against
the lawful claims of all persons whomsoever; and that said land is free of
all encumbrances, except taxes accruing subsequent to December 31, 1969.
IN WITNESS WHEREOF, the said grantors have executed this Deed the
day and year first above written.
