IN ADDITION TO THE COVENANTS HEREINAfTER SET OUT THE MORTGAGEE AND MORTGAGORS
COVENANT AND AGREE THAT:

~ (1) The MORTGAGOR herein shall mnke within 'j days of the due date, the payments called
~ 40~ in the lst mortgage now encum~bering this properry, to the MORTGAGEE herein at
1t8 office or some other place as designated by the MORTGAGEE herein.
(2) The MORTGAGOR hsrein shall pay within 30 days of the due date all pertineni charges for fire and
windstorm insurance, atl ad valorem city and/or counfy taxes, any special improvement assessments and any
other special governmentai assessments or charges.
(3) If the MORTGAGOR herein do not make the pay-snents on the lst mortgage , the fire and
windstorm insurance premiums and governmenta) taxes or special assessments as they come due, as weli as
the payments called for in this mortgage deed, then the MORTGAGEE herein can at it S
~ option make these payments, adding said payments made to the b~lance due hereunder. If any one or all of
~ the aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE can at 1ts
~ option, without further notice declare the balance due under this mortgage due and payable in full at onae
~ and forthwith place the matter in the hands of an attaney for oollection or enforcement. In this event all
costs incurred witl be chargeable to the balanae due under this morigage•
(4) The MORTGAGOR herein shal) not further encumber this property except by obtaining WRITTEN per-
~ mission of the MORTGAGEE herein and any attempt to do so without this w~itten permission will be null
" and void.
~ (5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage
now encumbsring this property at any time deemed desiroble by the MORTGAGEE herein. The pro-
ceeds of the said refinancing shall be applied against the unpaid balance due hereunder.
~ (6) The MORTGAGOR herein witl be at the request of the MORTGAGEE herein acknowledge, in writing,
~ the existence of this mortgage and the amount still due thereon on a estoppe) form provided for this pur-
pose by the MORTGAGEE .
tn Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of ihe agreements,
stipulations, conditions and covenants ss set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
GAGEE herein, at his option, to declare the entire balanoe due hereunder, to be due and payable at onoe
~ without notice. Failure of the MORTGAGEE herein to exercise this option at any time shall not aonstitute a
waiver of the right to exercise this option at some latar time.
(8) The MORTGAGOR further agree that this mortgage oonstitutes the entire oontract between the par-
ties hereto, that they have read the provisions of this mortgage and the note it secures and that they are ~ware
~ of their right to have their own attorney examine said mortgage together with the said note it secures and
