2. The Mortgagee may, at his option. and without waiving his ri`ht to accelerate the indebtedness hereby
securcd and tu (oreclose the same. pay either before or a[te[ delinquency any or alt of those certain obligations
required by the terms hereot to be paid by the Mortgagor tor the protection of the mort~a`e security or for thc col-
lection of the indebtedness hereby secured. All sums so advanced or paid by the Mortgaaee shall be charged into ~
the mortgage account and become an inteiral part thereo[, subject in all respects to ihe terms, conditions, and
covenants of the afocesaid promissory ~ote, and this morttage. aa fully and to the same extent as though a part
of the original indebtedness evidenced by said note and secured by this mortsa`e. excepting however. that said
sums shall be repaid the Mortaagee forthwith upon its demand and be in addition to the regular monthly install-
ments provided by the mottsa~e note.
3. That the absuact or abstracts of title coverins the mott`sied property shall at all times, during the life
of this mortgage, remain in possassion of the Mortsagee and in event of the toteclosure of this mort6age or other
uansf"'er of title to the moitgaged pcoperty in extia6uishment of the iadebtedness secured hereby. all ri~ht, title
and intetest ot the Mortgagor in and to a~y such abstracts of title shall pass to the purchaser or grtntee.
4. To the estent o[ the indebtedneas of the Mortsagot to the Mortgasee described herein or sec~ed hereby,
the Mortga6ee is heteby subrogated to the lien or liens and to the riEhts of the owners aad holders thereof of each
and every mortgage, lien or other incumbrance on the land desetibed herein which is paid and/or satisCed, in
whole or in part, out of the proceeds of the loan described herein or secured hereby, and the respective liens ot
said mortgages, liens or other incumbrances. shall be and the same and each of them hereby is pteserved and ahall
pass to and be held by the Mortsagee herein as secutity for the iadebtedness to the Mortgagee herein descrihed
or hereby secured, to the same extent that it would i~ave been preserved and would have been paased to and been
held by the ~lortgagee had it been duly and regularly assi6ned, transfened, set over, and delivered unto the Moct-
gagee by separate deed of assignment. notwithstanding the fact that the sarae may be satisfied and cancelled of
recad. it being the intention of the parties hereto that the same will be satisfied and cancelled of record by the
holders thereof at or about the time of the recocdins of this mortgaae.
S. In the event the ownership of the mortgaged premises, or any part thereof. becanes vested in a person
other than the Mortgagor. the Mortgagee may. without notice to the Mottga~or, deal with such successor or suc-
cessors in interest with reference to this deed and the debt hereby secnred, in the same manner as with the Mort-
gagor without in any way vitiating or dischar6ina the Mort`a`or's liability hereunder or upon the debt hereby
secured. No sale of the pcemises hereby mortgaged and no focbeuance on the patt of the Mortgaaee, and no ea-
tension of the time for the paymeat of the debt hereby secored given by the Mottgaaee shalt operate to release.
discharge, modify, chanse or af[ect the original liability of the Moctaagor h~tein either in whole or in part.
6. The lien of this dzed secures and shall continue to secnre payment o[ said indebtedness or indebted-
~ ness, however evidenced, whether by said promissory note or soy renewal or extension thereof or substitute there-
for, or otherwise, until all such indebtedness shall have been fully paid.

8. The te~ms "Mortgagor" and "Mortgagee" whenever used in this instrument shall include the heirs,
~ personal representatives. successors and assigns of the respective parties hereto. Wherever used the singular
~ number shall include the plural and the plural the singufar, and the use of any gender shall inclode all genders.
