null and void. MORTGAGORS herein expressly agree that the
MORTGAGEE shall have the right, without notice, to deal in
any way at any time with the BORROWER and grant any indulgence, ~
forebearances, extensions whatsoever and may release any of the
security furnished MORTGAGEE by BORROWER, all without in any ;
way affecting the liability of the MORTGAGORS hereunder. j
In the event BORROWER shall fail to pay unto MORTGAGEE ~
all obligations due under the security agreements described
above, or any security agreement or contract or other evidence
of indebtedness executed by BORROWER with or to MORTGAGEE, or
any renewals, extensions or modifications thereof, and if the
BORROWER shall fail to faithfully perform each and every obli-
gation provided for in the above described agreements, notes,
, security agreements or other evidence of indebtedness and any
renewals, modifications or extensions thereof, and if the
BORROWER shall fail to faithfully perform each and every obli-
gation provided for in the_above described agreements, notes,

shall fail to pay any and all obligations now due or to become
due to MORTGAGEE, regardless of however or whenever created,

and if such breach or default is not cured within fifteen (15) ;

days, then the amount due hereunder shall be equivalent to ~

any balance in default by BORROWER to the MORTGAGEE, tagether
with interest, court costs and reasonable attorney's fees.

If any sum due hereunder be not promptly paid within -
fifteen (15) days next after the same becomes due or if each

and every Lhe terms, stipulations, conditions and covenants _
of tnis Mortgage are not fully performed, complied with and
abided by, then the entire unpaid amount shall, at the option i
of the MORTGAGEE, forthwith or thereafter become due and payable,
