4. To permit, mmmit, or suifer no waste, unpairment or deterioration of ~id propert~•, or any ~1rt the~eof, and upon
ttie failurc of the mort~a~ors to keep the buildings on said pmperty in good condition of repair, the Association may demand the
~ immediate repair of s:iid bu;ldings or the immediate reix?yment of the debt hereby secured, and the failure of the mortgagors ~
~ to rnmply ~vith said demand of the Association for a period of Th'uty (30) da~s, shall constitute a breach of this mortgage, }
and, at thc option of the Association, immediatelv mature the entire amount of principal and interest herebv secured, and the ~
~ Association, immediately and without notice, may institute proceedinos to foreclose this mortgage and appl~~ for the appointment ;
~ of a Recei~•er, as hereinafter provided. ~
5. This mortgage contract provides for additional advances ~~~hicl~ muy be made at the option of the association and ~
~ secured by this mortgage, and it is agreed that in the event oE such advances ihe amount may be addecl to the mortgage debt ~
~ and shall increase the unpaid balance of the note hereby seciued by the amount of such advance and shall be a part of said
