the Northwest one-quarter; the North 300 feet
of the Southwest one-quarter of the Northwest
one-quarter, all in Section 3, Township 34 South,
Range 40 East; said land situate, lying and being
in St. Lucie County, Florida, which praperty Seller
materially represents is bordered on tihe East by
the mean high water mark of the Atlantic Ocean
(less right of way of record) and which right of .
way excepted constitutes the right of way of that
certain highway known as AlA, and which subject
property bounded on the West includes all
riparian and lattoral rights to the submerged
land lying within said description and such
rights, if any, as the Seller or assigns may have
to extend said property to any existing or future
bulk head line.
