And the Mortgagor, for itself, its successors and assigns, hereby covenants and agrees with the Mortgagees, their successors and assigns, as follows: 1. To pay all and singular the principal and interest and other sums of money payable by virtue of said promissory note and this deed, or either, promptly on the days, respectively, the same severally become due. 2. To pay all and singular the taxes, assessments, levies, liabilities, obligations, and encumbrances of every nature, on said property, each and every, at least sixty (60) days prior to the time when the same would become delinquent for such non-payment~ and, if the same be not paid within said period of time, the Mortgagees, their successors and assigns, may, at any time, pay the same without waiving or affecting the option to foreclose, or any right hereunder, and every payment so made shall bear interest from the ; date thereof at the rate of six and one-quarter (6 1/4 j~ per cent per annum.
