3. MISSION GROVES, INC. warrants and guarantees to O. R. MINTON
and SHIRLEY ANN MINTON, d/b/a INDIANOLA GROVTS, that all paymPnts due to
KANSAS CITY LIFE INSURANCE COMPANY under the terms of said assignment of
mortgage and note as collateral security recorded in O. R. Book 78, PageB ,
39b - 398, of the Public Records of St. Lucie County, Florida, have been

paid•and that the obligation secured by said assignment is not in default. ;

That there is presently-an unpaid principal balance of $40,000.00, plus _
accrued interest from September 15, 1969. That the next annual payment
of $10, 000.00, plus accrued interest, is due September 15, 1970. MISSION
GROVES, INC., covenants that it will pay when due all remaining payments
owed by it to KANSAS CITY LIFE INSURANCE COMPANY and will provide to

O. R. MINTON and SIiIRLEY ANN MINTON, d/b/a INDIANOLA GROVES, proof of such
payments. In the event MISSION GROVES, INC. should fail to make when due
, any payments o~wed by it to KANSAS CITY LIFE INSURANCE COMPANY, O. R.
ilINTON and SHIRLEY ANN MINTON, d/b/a IPIDIANOLA GROVES, at their option, :

may pay the amount due directly to KANSAS CITY LIFE INSURANCE COMPANY, ;

~ and deduct any amount so paid from the amount awed by them to MISSION GROVES,

~ 4. Upon payment of its obligation to KANSAS CITY LIFE INSURANCE
COMPANY under the terms of said assignment, MISSION GROVES, INC., covenante
~ that it will obtain and record in the Public Record of St. Lucie County,
~ Florida, a properly executed release from KANSAS CITY LIFE INSURANCE
~ ~
~ COMPANY, releasing its interest in said mortgage. Upon payment of the t
~
~ balance due under said mortgage to MISSION GROVES, INC., as modified and
~
~ extended by this agreement, MISSION GROVES, INC. will execute and record
~ in the Public Records of St. Lucie County, Florida, a proper satisfaction
~
~
of said mortgage.
