IN ADDITIC:N TO THE COVENANTS HEREIfvAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
COVENAUT AND AGREE THAT:
(1? The MORTGAG02 herein shal! make within 7 days of the due date, the payments called
for in the 1St ~mortgage now ent~mbering this property, to the MORTGAGEE herein at
3tS office or some other.place as designated by the MORTGAGEE herein.
(2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and
windstorm insurance, all ad valo~em city and/or county taxes, any spscial improvement assessments and any ;
oth~r s~cial governmenta) assessments or charges.
(3) If the MORTGAGOR herein do not make the pay-ments on th~ggX 1St mo~tgage , the fire and
w;ndstorm insurance premiums and governmental taxes or special assessments as they come due, as wetl as ~
the payments called for in this mortgage deed, then the MORTGAGEE herein can at 1tS
option m~~e thase payments, adding said payments made to the balance due hereunder. If any one or ali of ~
the aforesaid payments remain unp3id for a period of 7 days or more, then the MORTGAGEE can at itS
opsion, without further .notice declare the balance due under ihis morigage due and payable in full at once ~
and forthwith place the matter in the hands of an attorney 4or mllection or enforcement. In this event all ;
~ costs incurred will be chargeable to the balance due u~der this mortgage• i
`t (4) The MORTGAGOR herein shall not further encumbe~ this property except by obtaining WRITTEN per- ~
y mission of the MORTGAGEE herein and any attempt to do so without this written permission wi!! be null
; and void.
~ (5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage
~ now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro-
~ ceeds of the said refinancing shall be applied against the unpaid balance due hereunder.

: (b) The MORTGAGOR herein wil) be at the request of ihe MORTGAGEE herein acknowledge, in writing, ;
~ the existence of this mortgage and the amount still due thereon on a estoppel form provided for this pur-
~ pose by the MORTGAGEE .
x Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements, ~
ti~ stipulations, conditions and covenants as set farth above in sections 1, 2, 3, 4, 5, 6, empowe~s the MORT-
z$ GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at once
~ without notice. Failure of the MORTGAGEE herein to exercise this option at any time shall not cAnstitute a
~ waiver of the right to exercise this option at some later time.
~ (8) The MORTGAGOR further agree ihat this morfgage constitutes the entire contract between ihe par-
=ti ties hereto, that they have read the provisions of this mortgage and the note it secures and that they are aware
w~ of their right to have their own attomey examine said mortgage together with th i note it secures and :
