~ HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
E IN ADDITION TO THE COVENANTS
~ COVENANT AND AGREE THAT:
(t; Th~ MORTGAGOR herein shall make within 7 days of the due date, the payments called i
~ fcr in the lst nwrtgage now encumbering this property, to the MORTGAGEE herein at
itS office or some other place as designated by the MORTGAGEE herein.
(2~ The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and
windstorm insurance, all ad valorem city and/or county taxes, any special improvement assessments and any
other sp~cial governmental assessments or charges.
(3) If ihe MORTGAGOR herein do not make the pay~nents on the 1St mortgage , the fire and
~ windstorm insurance premiums and governmental taxes or special assessments as they come due, as wel) as
the payments called for in this mortg~ge deed, then the MORTGAGEE herein can at 3tS
~ option make these paymenis, adding said payments m3de to the balance due hereunder. If any one Qr all of
the aforesaid payments r~main unpaid for a period of 7 days or more, then the MORTGAGEE can at its
option, without further notice declare the balance due under this mortg~ge due and payable in full at once
and forthwith place the matter in the hands of an attorney for ooflrction or enforcement. In this event all
~ costs incurred will be chargeable to the balance due under this mortgage-
(4) The MORTGAvOR herein shall not further encumber this pro~erfy except by obtaining WRITTEN per-
~ mission of the MORTGAGEE herein and any attempt to do so without ihis written permission will be nvll
~ and void.
~ (5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage
~ now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro-
~ ceeds of the said refinancing sh~ll be applied against the unpaid balance due hereunder.
~ (6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing,
~ the existence of this mortgage and the amount still due thereon on a estoppel form provided for this pur-
~
pose by the MORTGAGEE .
~ t~ Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements,
~ stipulations, conditions and covenanis as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
~ GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at once
without notice. Fail~re of the MORTGAGEE herein to exercise this optian at any time shall not o~nstitute a
~ waiver of the right to exercise ihis option at some later time.
(8) The MORTGAGOR further agree that this mortgage constitutes the entire controd between the par-
ties hereto, that they have read tne provisions of this mortgage and the note it secures and that they are aware
of sheir right to have their own attorney examine said mortgage together with the said note it secures and
