AND the MORTGAGOR for itself, its successors and assigns, hereby covenants and agrees: ~ l. To pay all and sinqular the principal and interest and ~ other sums of money payable by virtue of said promissory note and this mortgage, or either, promptly on the days, respectively, the same severally become due. 2. To pay all and singular the taxes, assessments, levies, liabilities, obliqations and encumbrances of every nature on said property, each and every, and if the same be not promptly paid, the MORTGAGEES, their heirs and assigns, may, at any time, pay the same without waiving or affectinq the option to foreclose, or any right hereunder, and every payment so made shall bear interest from the date hereof at the rate of six per cent (68) per annum. 3. To pay all and sinqular the costs, charges and expenses, ; includinq attorney's fees reasonably incurred or paid, at any time, by the MORTGAG~:~sS, their heirs and assigns, because of the failure on the part of the MORTGAGOR, its successors and assiqns, to per- form, comply with and abide by each and every the stipulations, agreements, conditions and covenants of said promissory note and this mortgage, or either, and every such payment shall bear interest i from date at the rate of six per cent ~(6~) per annum. 4. To permit, commit or suffer no waste, unpairment or de- terioration of said property, or any part thereof except, however, that the doing of either or both of the following by the MORTGAGOR, to-wit: A. Reasonable excavation and diqging of canals and the creation of artificial lakes or waterways; and/or B. The reasonable removal and transfer of soil, rock or muck from one area of the mortgaged property to i another area originally encumbered by this mortgage; will not constitute waste, impairment or deterioration of the mort- gaged property by the MORTGAGOR. 5. To perform, comply with and abicie by each and every the stipulations, agreements, conditions, covenants in said promissory note, and in this mortqage set forth. 6. If any of said sums of money herein referred to be not promptly and fully paid within twenty (20) days next after ~he same severally becomes due and payable, or if each and every the stipula- tions, agreements, conditions and covenants of said promissory note, and this mortgage, or either, are not fully performed,complied with and abided by, the sum stated in said promissory note shall become due and payable forthwith or thereafter at the option of the MORT- GAGEES, their heirs and assigns, as fully and completely as if the said sum stated in the promissory note secured hereby was originally stipulated to be paid on such date, anything in said promissory note or herein to the contrary notwithstanding. 7. The MORTGAGEES have accepted this mortgage and the note it secures with the understanding that the MORTGAGOR will never be personally liable for the oayment of any sums whatsoever by reason of the making of the note secured hereby and the within mortqage, or by reason of default in the performance of the MORTGAGOR of any of the terms of said note and of the within mortqage.
