Furthermore, Second Parties are given the option to prepay
this contract upon payment to First Parties of a 596 premium ,
for prepayment.
Second Parties agree to pay all costs, charges and ex-

penses, including attorneys fees and title searches, reasonably ~

incurred or paid by First Parties because of the failure of
Second Parties to promptly and fully comply with all conditions, -
covenants and agreements contained herein. In the event Second
Parties fail to pay wheri due any sums of money payable by virtue ;

of this agreement within 15 days next after the same becomes
due, or if each and every agreement, stipulation, condition and
covenant of this agreement is not fully perfonued, complied
with and abided by, then the entire unpaid balance of this a-
gre~aent shall forthwith ansl thereafter, at the option of First
Parties, beco~ne due and payable and the estate hereby created
in Second Parties shall cease, terminate and be null and void.
Furthermore, this agreement shall, at the option of First Par- !

; ties, be forfeited and tenainated and Second Parties shall forfeit

E all payments made by him on this agreement, and such payments

~ shall be retain~d by First Parties and First Parties shall have

the right to re-enter and take possession of the premises afore-
: said without being liable for any action therefor. R'his agree-

~ ment shall bind and benefit the parties hereto, their heirs,
