iN ADDITION TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
COVENANT AND AGREE THAT:
E {t) The MORTGAGOR herein shall mske within 7 days of the due date, the payments called
for in the lst mortgage now encumbering this property, to the MORTGAGEE herein at
~ its office or same other place as designated by the MORTGAGEE herein.
(2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and
~ windstorm ins~rance, a~l ad volorem city and/or county taxes, any special improvement assessments and any
other spe:iai governme~tal assessments or charges.
(3) If the MORTGAGOR herein do not make the pay-ments on the lst mortgage , the fire and
v,iindstorm insurance premiums and governmenta) taxes or specia) assessments as they come due, as well as
the payments ca{led for in this mortgage deed, then the MORTGAGEE herein can at its
option make these payments, adding said payments made to the balance due hereunder. If any one or a{) of -
the aforesaid payments ~emain unpaid for a period of 7 days or more, then the MORTGAGEE can at 1tS
optio:~, without further notice declare the balance due under ihis mortgage due and payable in ful) at once j
~ and forthwith place the matter'in the hands of an attorney for tollection or enforcement. In this event all ~
~ costs incurr~d will be chargeable to the balance due under this mortgage• a
~ (4) The'MORTGAGOR herein shall not further encumbe~ this property except by obtaining WRITTEN per- a
missio~'of the MORTGAGEE herein and any attempt to do so without this written permission will be null t

~ (5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage
~ now encumbering this prope: yr at any time deemed desirable by the MORTGAGEE herein. The pra
ceeds of the said refinancing shall be applied against the unpaid balance due hereunder.
~ (6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing,
the existence of this mortgage and tfie amount still due thereon on a estoppel form provided for this pur-
~ pose by the MORTGAGEE .
cn Failure on ths pa~t of the MOR7GAGOR to comply with, perform, or abide by any of the agreer~ents,
~ stipulations, conditions and covenants as set forih above in sections 1, 2, 3, 4, 5, b, empowers the MORT-
GAGEE herein, at his option, to declare the entire balanoe due hereunder, to be due and payable at once
without notice. Failure of the MORTGAGEE herein to exercise this option_ at any time shall not oonstitute a
waiver of the right to exercise this option at some later time.
(8) The MORTGAGOR further agree that this mortgage constitutes the entire contrad between the par-
ties hereto, that they have read the provisions of this mo~tgage and the note it secures and that they are aware
~ of their right to v e' wn attorney examine said mortgage together with the said note it secures and
