(c) to ma~e and enter into additional contracts and incur obligations for
the purposes of completing the Improvements pursuant to the obligations of
~he riortgagor hereunder, either in the name of the Nortgagee or the Mort-
bagor, and (d) to pay and discharge all debts, obligations and liabilities '
~~curred by reason of any action taken by the Mortgagee as provided in ~

t~is Paragraph, all of whic~ amounts so paid by the Mortgagee, with inter- ;
est thereon from the date of each such payment, at the rate of three per- ~
~
cent (3~) per annum, shall be payable by the Mortgagor to the Mortgagee on
cema~d and shall be secured by this Mortgage.
4. No buildin~ or other structure or improvement, fixture or per-
~onal property mortgaged hereby shall be removed or demolished wit'nout
t~e prior written consent of t~e Mortgagee. The Mortgagor will not make, 1
permit or suffer any alteration of or addition to any building or other ~
~
structure or improvement now or which may hereafter be erected ar install~d. ~
upon the mort~aged property, or any part thereof, except the improvements ~
required to be made pursuant to Paragraph 3~ereof, nor will the Mortagor ?
use, or permit or suffer the use of, any of the mortgaged property for any
~~arpose other than the purpose or purposes for which the same is now in-
~ended to be used, without the prior written consent of the Mortgagee. ~
~~e Mortgagor will maintain the mortgaged property in good condition and
state of repair and will not suffer or permit any waste ~o any part thereof, #
and will promptly comply with all the requirements of Federal, state and '
i
~ocal governments, or of any departments, divisions or bureaus thereof, ~
pertiaining to suc'a~~property or any part thereof. ~
5. ~The ~ortgagor will not voluntarily create, or permi~ or suffer to ~
ce created or to exist, on or against the mortgaged property, or any part ;
~hereof, any lien superior to the lien of this Mortgage, exc?usive of the ~
! ~ien or liens,~if an , to which this Mortgage is expressly subject, as set ~

~ ~~orth in the granting clause above, and will keep and maintain the same ;
~ Lree from the claims of all parties supglying labor or materials w'nich will
e,~er into the construction or installation of the Improvements.
6. (a) The Mortgagor will keep all buildings, other structures and
~mprovements, including equipment, now existing or which may hereafter be
erected or installed on the land mortgaged hereby, insured against loss by ~
z:.re and other hazards, ~asualties and contingencies, in such-amounts and ;
:~anner, and for such periods, all as may be required from time to time by
~ne Mortgagee. Unless otherwise required by the Mortga~ee, all such in-
surance shall be efiected by Standard Fire and Extended Coverage Insurance
~~licies, in amounts not less than necessary to comply with the cainsur-
ance clause percentage of the value applicable to the location and charac-
~er of t::e property to be covered. All such insurance shali be carried in
c~mpanies approved by the Nortgagee and all policies therefor shall be in
~ucn form and shall have attacY~ed thereto loss payable clauses in favor
t:ne i;or~gagee and any other parties as shall be satisfactory to the
:•:~r~gagee. All such policies and attachments thereto shall be delivered
;r~nptly z~ the Nortgagee, unless they are required to be delivered to the
~:older of a lien of a mortgage or similar instrument to which this Mort-
~age is expressly subject, in which latter event certificates thereof, `
