It may further limit~ restrict or prohibit usel i of the premis~s by either of them or by any of the persons j ~ claiminq under them, if such restriction be approved by Lessor. ! ; The Lessor and other Lessees of the demised premises shall have ~ the right to require the Lesaee to furnish them with a certificat ~ of the Lessee demonstrating the nanae, address, residence and age } of persons who are entitled from-time to ti.me to use the demised ; premises, and the nature of any restrictions or limitations upon ~ the use by.such persons as have been imposed by the Lessee. The ~ Lessor and such other lesseea may rely fully upon any information i contained in such certificates. ~ ; t (e) Other Persons Under Other Lessees. If any other' ; Lessee is a.condomin wn assoc a ion, t e prov s ons in this 4.5 ~ must be contained in its lease as to the demised premises. If ~ any other I.rssee be other than a condominium association and ~ the possession with regard to a"unit owner" ~.hereby be not - - properly applicable, the limitations of 4.5 shall.be contained in its lease to the extent that the nature of the Lessee shall permit to the end that the nature and type of persons who may ~ use the demised premises shall be as near as possible, context ~ permitting, to those provided herein. ~ 5. DEVELOPER. 1. Until the Developer shall com- ~ plete the deve opment, pro~otion and sales of all condominium units ta be constructed in WINDMILL VILLAGE BY THE SEA,it shall have the following.rights with regard to the demised premises,- i ; ~ notwithstanding any other provisions o~ this lease to the contra : ; (a) Exclusive Use of Portions of Demised Premises. ~ ~ The right to use an occupy exc usive y t at port on o e e- ~ mised premises, housing snowrooms and administrative offices, ; ~ the land underneath said portions and parking spaces and other = appurtenances thereto without payment of any rent to this Lessee i or any other Lessee and without reduction, abatement, or suspen- ; sion of any of the Lessee's covenants, promises and obligations ~ hereunder. ~ " (b) Remainder of Demised Premises. The right to use, occupy and demons ra e, on a nonexc usive asis, those por- ` ' tions of the demised premisea being all of~the demised premises ` not described in 5.2(g) , for the purpose of promoting and aiding i in the sale or rental of living units on or to be constructed on i i ~I lands described in 3~.1. Such rights may not be exercised in an { unreasonable manner inconsistent with the rights of the Lessee z ~i to use, occupy and enpy such portions of the demised premises. i ~ The exercise of such rights by the Developer shall not reduce, ~ abate or suspend the Lessee's obligation to pay rent, to repair a and maintain such portions of the demised premises, to pay taxes and insurance premiwns thereon, and utilities therefor, or to perform in full all of its covenants and promises herein made.
