(c) Promotion. Display and erect signs, billboards, ~
and placards, and s ore, eep, exhibit and dis~ribute printea, :
sudio and visual promotional materials in and about the premises. ~
(d) Rules and Re ulations. Establish and promulgat ~
rules and regulations, no ncona s en with any of the provision e
of this lease, concerning the use of the demised premises, which ~
~hall be reasonable and~uniform as to all lessees and which shall ~
be binding upon the Lessee. • ~
(e) Re sir and Maintenance. Establish a program of ;
repair and maintenance o e em se premises as defined in
including reserves therefcar, perform.or contract for the per-
formance of repairs and mainteaance, all for and at the cost
and expense of the Lessee; perform or contract to be perfonaed
reconstruction, all for and at the cost and expense of the Lessee
. (f) Su ervision. Generally supervise the demised
premises, including t e est lishment and administration af all
programs and activities thereon, including the right to hire and
fire all personnel employed in and about the repair, maintenance
and programmaftic activities of the demised premises, all for and
at the cost and expense of the Lessee.
(g) Other. Such other rights, not inconsistent wit
the other provisions

or necessarily vested in a mariager of property of like nature
~ to that of the demised premises. f
3. Acts~of Subse uent Develo ers. Notwithstanding ~
~ the fact that some or a o e par ies comprising the stock- _
~ holders and/or officers of the Lessor may have some right, title }
or interest in the stock of a subsequent developer of a portion ~
of the property known as WINDMILL VILLAGE BY Tii~ SEA, the Lessee
acknowledqes and agrees that the Lessor and any such subsequent ~
developer or developers shall never, for any purposes, be con- r
j strued or considered as being one and the same, and neither of ~
~ them as the agent for the other. No act of commission or omissio
! by said subsequent developer or developers shall ever be construe
~ or considered: (a) as a brea~h by the Lessor of any of its ~
~ promises and covenants in this lease made; or (b) as an actual, ~
~ implied or constructive failure by the Lessor to de~tiver posses- ~
sion of the demised premises to the Lessee; or (c) as an actual, _
. implied or construative eviction of the Lessee from the demised ~
~ premises by the Lessor or anyone acting by, through, under or ~
~ for it; or (d) as an excuse, justification, waiver or indulgence =
by the Lessor to the Lessee with regard to the Lessee's prompt, ?
full, complete and continuous performance of its covenants and ;

6. RENT. _

~ 1. Amount. The amount of rent for each calendar year, ~ ~
