All insurance reqLtired to be carried ; under 14.1 an . s all be effected under policies written in ~ i such forna and issued by such companies as shall be approved by ! ' the Lessor who shall not unreasonably withhold such approval. ; _ All policies required by Seotion 15.2 shall be for the benefit ! 3 of the Lessor, the Lessee, and other Lessees as to the demised premises and mortgaqees as to the demised premises, as their , i interest may appear, and shall be subject to such provisions as f mortgagees of the demised premises may require. ~ I i 1S. RECONSTRUCTION AND REPAIR. Upon the occurrence of any { damage or_ o a or par a ea ruc ion to any portion of the demised premises includinq i~mprovements, buildings and structures furniture, furnishings, fixtures, machinery and equipment now or hereafter placed thereon, whether or not the casualty caesinq , such damage be insured against, and.whether or not, if insured, ~ ~ any proceeds are paid therefor, the following-provisions shall ~ apply. ~ l. Reconstruction and Re sir b Lessee. The Lessee, _ at its expense, s a repa r an reconstruct, i nece~sary, any ~ and all improvements, buildinas and structures so damaged and replace or repair all personal property so damaged so as to restore the same to its original conditions when new. Such work ~ shall be commenced no 18ter than 60 days after the occurrence of ~ damaqe and shall be completed no later than 10 months after date . ot commencement.. The ~oregoing time limitations shall be ex- , tendad due to any time lost by reason of an act of nature, war, ' civil commotion or disorder, material shortages, strikes or other events over which the Lessee has no control. - . . _ . ; 2. Plans, S ecifications and Estimates. Within 30 days ; i after the occurrence o amage,- e Lessee s a supply to the ` Lessor plans and specifications for ~ceconstituction and repair ~ ~ which must be substantially of the nature to restore the damaged ; - ( improvements, buildinqs, structures and personal property to its ~ i i original condition when new. Said plans and speeifications shall ~ ~ { be prepared and be under the certificate of an architect, license ~ ~ to practice as such in the State of Florida. Within 30 days afte , { furriishing said plans and specifications, the Lessee shall furnis ~ ~ to the Lessor a contract executed by an independent general con- ~ ~ tractor wherein the work, labor and materials indicated by such ; ~ plans and specifications will be furnished at an agreed price and ~ a performance, completion and payment b~nd is a part thereof. To the extent that the den?ages shall occur to personal property, otti r i than fixtures, a bid need only be supplied from a supplier of the same with a firm price indicated thereon. - ; _ 3. Insurance. (a) Fund. In the event proceeds of insurance shall ii be payable by reason of damage and/or total or partial destructio f 4; of the demised premises, including improvements, buildings and ' structures and furniture, furnishinge, fixtures, machinery and ~ ~ 4f equipment now or hereafter placed thereon and as often as such = f inaurance proceeds shall be payable, the eame shall be paid to ~i the Lessor and said sums so paid shall be deposited in a special j1 account of the Lessor, designated by the Lessor, and such sums `i shall be available to the Lessee through the Lessor for the pur- ~ pose of reconstruction and repair.
