e IN ADD1710N TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
COVENANT AND AGREE THAT:
~ (1) The MORTGAGOR herein shall make within 'j days of the due date, the payme~ts called
~ . for in the lSt mort9a9e noW encumbering this propert~r, to the MORTGAGEE herein at
theiZ' office or some other place as designated by the MORTGAGEE herein.
(2) The MORTGAGOR herein shall pay within 30 days of fhe due date all pe~tinent charges for fire and
windstorm insuranoe, all ad vabrem city and/or aouMy taxes, any special improvement assessments and any
other special governmental assessments or charges. ~
(3) If the MORTGAGOR herein do not make the pay-ments on the lgt mort9age , the fire and
windstorm insurarwe premiums and governmental taxes or special assessments as they come due, as well as
~he payments called for in this mortgage deed, then the MORTGAGEE herein can at ~heir
option make these payments, adding said payments made to the balance due hereunder. If any one or a11 of
ihe aforesaid payments remain unpaid for a pe~iod of 7 days or more, then the MORTGAGEE can at t~~.r
option, without further notice declare the balance due under this mortgage due and payable in full at onoe
and forthwith place the matter in the ha~ds of an attorney for aollection or enforcement. In this event all
costs incu[red will be chargeable to the balance due under~this mortgage-
(4) The MORTGAGOR herein shall not further encumber this property except by obtaining WRITTEN per-
mission of the MORTGAGEE herein and any attempt to do so without this written permission will be null
and void.
(5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage
now entumbering this property at any time deemed desircble by the MORTGAGEE h~rein. The pro-
ceeds of the said refinancing shall be applied against the unpaid balance due hereunder.
(6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein atknowledge, in writing,
the existence of this mortgage and the amount still due thereon on a esto~el form provided for this pur-
pose by the MORTGA6EE .
cn Failure on the pa~t of the MORTGAGOR to aomply with, pe~form, or abide by any of the agreements,
stipulations, conditions and aovenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
GAGEE herein, at his option, to detlare the entire balanae due hereunder, to be due and payable at once
witFw~! notioe: Failure of the MORTGAGEE herein b exercise tfiis option at any time ahal! not aonstitute a -
waiver of the right to exerase this option at some later time. .
(8) The MORTGAGOR further agree that this mortgage conatitutes the entire oontrad between the par-
ties hereto, that they hsve read the provisions of this Rwrtgage and the note it secures and that they ere sware
of their right to have their own attor~ey examine said mortgege together with the said note it secures and
advise them as to it. ~
