IN ADDITION TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS _
COVENANT AND AGREE THAT:
(1) The MORTGAGOR herein shall mske within 7 days of the due date, the payments called
for in the ],g~ moNgage nqv+t-sn~t?r~ering this properiy, b the MORTGAGEE herein at
` the~T - office or some other place as desigitat~d by the MORTGAGEE herein.
~ (?a, The MORTGAGOR. herein shall pay within 30 days of~e due date all pertinent charges for fire and
~ windstorm insurance, all ad valorem city and/or couMy taxes, ~y special improvement assessments and any
g other special governmental assessments or charges. ~
~ (3) If the MORTGAGOR herein do not make the pay-ments o~the 13t mo~t9a9e , the fire and
windstorm insurance premiums and governmental taxes or ' ial assessments as they oome due, as well as
the payments called for in this mortgage deed, then the ORTGAGEE herein can at their
option make these payments, adding said payments made to t lance due hereunder. If any one or all of
the aforesaid payments remain unpaid for a period of 7 days or ~Y~ore, then the MORTGAGEE can at thei
- option, without further notice declare the balance due under ihis mo~tgage due and payable in full st onoe •
and fo~thwith plaoe the matter in the hands of an attorney for p~llection or enforcement. In this event all
coats incurred will be chargeable to the balanoe due under this nqortgage• ~

; (4) The MORTGAGQR herein shall no~t further encumbe~ this prpperty except by obtaining WRITTEN per-
~ mission of the MORTGAGEE herein and any attempt b do so vJithout this written permiuion will. be null
and void.
~ The MORTGAGOR herein will at the requeat of the MORTGAGEE herein, refinance the first morigage
now encumbeiing this property at sny time deemed dasiroble by fhe MORTGAGEE herein. The pro-
ceeds of the said refinartcing shall be applied against the unpaid balance due hereunder.
(6) \The MORTGACOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing,
the dxistence of this mo~tgage and the amount still due thereon on a estoppel form provided for thia pur-
pose by the MORTGAGEE .
fn Failure on the pnrt of the MORTGAGOR to comply with, perform, or abide by any of the agreements,
stipulations, conditions and oovenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT
GAGEE herein, at his option, to declare the entire bslanoe due hereunder, to be due and psyable at onoe
~ without notioe. Failure of the MORTGAGEE herein to exercise this option at any time shall not oonstitute a
waiver of the r'ight to exercise .this option at some latar time.
(8) The MORTGAGOR further sgree that this rrwrt~age constitutes the entire contract between the par-
ties hereto, ~hat they hava read the provisions of this mortgage and the note it secures and that they are sware
of their right to heve their own attorney examine said mortgage together with the id it
