then, in case sa.id premises sh,all not be repaired by i~essor within
thirtp (30) days therea,fter, this Lease may be-canceled at the option of ~
either Lessor or Lessee and rent (if any) shall be payable only to the da.te

Howeaer, -if said premises shall be so slightly injured, bp fire or otherwise
- as to be not unfi.t for occupancy bp Lessee, then Lessor a.grees that the
same shall be repa.ired witb. all reasona.ble promptitude at Lessor's
expense and in tha.t event there sha11 be a. fa3r aba.t~ement in the rate of r~nt _
payable duri.ng the time ~uch repa.irs are being made. In connection with
the foregoing it is agreed that Lessee's decision sha11 be controlling as to

other property c~f whatsoever nature, ma.de to or placed upon said
premises by Lessee, sha11 be and remain the propertp of Lessee and
may be removed by Lessee, in whole or in part, at anp time before the
termination of thi.s Lease or- within a reasanabLe time thereafter.
5. Lessee aqrees, during the t~erm of this Lease, to maintain
the premises and equipment in good repa.ir and shall, at the termination -
of this Lease, by ]~pse of. time or otherwise, surrender up said leased
