4.01 Notwithstandinq anythinr~ t~o the contrary contained in thia -
mortqaqe or in the note secured hereby, or in ang other instrument
securinq the loan evidenced-by said note, the "Y.ender" may at its
option declare the entire indebtedness secured hereby, and all in-
terest thereon and all adva~ncee made by "Lender" ~hereunder, immedi-
ately due and payable in -the eveat .of a breach by the "Borrower" of
any covenant oontained in this mortqaqe, the aote secured hereby, or
in that certain buildinq loan aqreement between the "Borrower" and
the "I:ender" dated J~ne 22, 1970, which said buildinq loan agreement
is, by reference thereto, herei.n incorporated to the same extent and
affect as though said buildinq loan aqreanent were set forth herein
in full. - .
.4.02 "Borrower" covenants and aqrees tbat in the event it shall fail-
to co~mplete the construction ~nd furnishinq of the improvesaents to be
erected on the presnises hereby mortqaqed in aceordance with plans and
specifications submitted to "Lender" on or before August 1, 1971, or
if w~ork on said oonstruction shall cease before caspletion and said
w~rk shall re+mai.n abandoned for a period of fifteen (15) days, then
and in either event the entire principal swa that has been disbursed
; by the "Lender" on account of the note secuced by this mortgage, less
~ any amounts that may have been repaid by the "Borrower", shall then be- ~
; a~me due and payable, with all accrued interest thereon, at the option ~
of the "Lender". . - ~
4.03 As a part of the inducement to the "Lender" to make the loan
~ evidenced by the obliqation secured hereby, the "Borrower" has caused
certain other persons.-natural and corporate, to enter into certain ~
~ agreements with the "Lender" pertaininq to the financing and payment
~ .for constructian of improve~aents on the property herein described; and
~ the "Borrawer" covenants and aqreee that auch persons shall fully per-
~ form, canply with aad abide by such agreements. It is further und er-
stood and aqreed by the "Borrow~er" that auch representations and aqree-
ments by said other persons shall coASt~tute for the purpose of its obli
gations hereunder, covenants on behalf of the "Borrawer".

the Mortqaqed Property and camplete the construction of the improvementa
