with and abide by each and every the stipulations, agreements, conditions and covenants of the
said promissory note and of this mortgsge, and shall pay all taxes which ma~y accrue on said

I~RTGAGOR flirther covenants and agrees to make all payments due under said note and per-
form all conditions and covenants called for herein or in aqy prior mortgages encumbering tbe
aforesaid property, and in the event of default in such prior mortgage, the Mortgsgee herein,
without ~aiving the option to foreclose, reserves the right to make such payments and perform
such conditions or stipulations so as to maintain the prior mortgages and prevent a foreclo- ~
sure thereof. Any and all such sums paid or expenses incurred on behslf of the Nbrtgagor
sha~l i~ediately becomde due and payable, together with interest thereon from the date of pay-
c ment, and shall be secured by this mortgage. If aqy payment provided for in the note hereby
~ secured or this mortgag~e, be not paid when due, or any covenant of this mortgage be breached,
~ or if a conveyance sbould be made by the M~rtgagor of the premises heFein described, or aqy
~ part thereof, either voluntarily or imroluntarily, without tbe written consent of the Mort-
gagee, then on the happening of any sucb event, at the option of the Mortgagee, and without
notice, a11 sums secured hereby shall iamdediately become due and payable and this mortgage
r.:ay be foreclosed for the Whole of the simis secured hereby, plus interest and costs including
a reasonable attorney's fee. .
