10. No tilling or dredging may be done beyond any lot line, nor ahall any cutting of bo~t slipa or
aimilar excavating within the lot line be done; nor any bulkhead or sea wall be built until plana have been
apprnved by Grantor.
11. Ii a lot borders a canal or lake, the bed of the canal or lake and the watera above auch bed are
not included. - ~
12. Portioba of the Plat marked "Ressrved" is the private property of the Grantor and not sub3ect to
these conditiona and restrictions and the Grantor reservea the right to release in whole or in psrt any
reetriction hereunder or to include in any contract or deed hereafter made any additional restrtctive
covenants providing same are not inconsiatent with these herein contatned. ~
13. Any and all rlghta and reservations oi the Grantor herein included may be transferred or ae-
signed by the Grantor to a P=operty Ownem Aseociation or aome corporate or non-corporate organizatton
whoae purpose it is to provide for the welfare of Lakewood Park. All pur~hasera ot residence property
are to be automatically entitled to membership and voting rlghts in an association of Ownera to be iorm-
ed !or the purpose of enforcing the convenanta and maintaining the high standards of Lakeyvood Park.
Alt owners shall be entitled to equal rights in ~the use of atreets, park areas, lakes and canals -and any
other use of pmperty which shall be set apart by the Grantor and be maintained by the Property Own-
era Association when formed or a corporate or non-corporate organization. Grantee will pay =11 ior
each lot to Grantor, his nominees or asaigna, on February l, of each year, said sum to be used for gen-
eral maintenance, ~ .
14. The Grantar reserves to itself the roada and ways shown on the Plat referred to herein and re-
serves the right at any time to dedicate all rnada or ways shown on Plat to public use or to convey aame
to the State. County or City or any agency thereof.
1b. For the breach of any of the above reatrIctions, the Grantor shail be entitled to ~pply for relief
by injunctIon in addition to any other remedy and failure of the Grantor to enforce a reatriction herein
shall not be deemed a wavier of a right to do so thereafter as to the same, a prior, or subaequent breach,
and Grantor shall not b~ held liable for said failure to enforee any restriction herein.
16. All of the eovenants and restrietiona shall remain in force until January 1. 1968. and shall be
automatically renewed for each 5 year period thereafter unless owners of at least twathirda of the lots in
the development shall, at least six months prior to any such renewal date. agree in writing to a change in
or an abmgation of any of the above covenants, and recorci4 auch writing so amending the alorea~id
