12. That, in order more-fully to protect the security of thia mort-
gage , the mortgagor . together with ~ a~ad in addition to, tlie rrionthly payments
under the terms of the note aecured hereby, on the first day of each month
until the said note is fully paid. and in addition to the provisiona hereinbefore ~
made. will pay to the mortgagee the followi~g sums:
(a) A sum equal to the premiums that will next become due and pay-
able on policies of fire and. other hazard insurance~covering.the mortgaged
property, plus taxes and assessments next due on the mortgaged property (all
is estimated by the mortgagee) less all sume already paid therefor divided by
the number of months to elapse before one month prior to the date when such
premiums. taxes and assessments will become due. ~
~ (b) All payments mentioned in the preceding subsection of thie para- .
graph and all payments to be made under the noEe secured hereby ehall t~e
added together and the aggregate amount thereof ahall be paid by the mortgagor
each month in a single payment due upan the first of each and every month "

Any deficiency in the amount of such aggregate monthly payment shall. unless
made good by the mortgagor within thirty (30) siays next after the same becomes
due and payable. constitute an event of default under this mortgage.
13. If; however. the monthly payments made by the mortgagor under
(aj of paragraph 12 preceding shall not be sufficient to pay taxes and assess-
ments and insurance premiums, as the case may be, when the same shall
become due and payable , then the mortgagor shall pay to the mortgagee any -
amount necessary to make up the deficiency. on or before the date when payment
of such taxes, assessments or insurance premiums shall be due.
