land as aforesaid; that the mortba~;or will make such further
assurences to perfect the fee simple title to said land in the
mortgagee as may reasonably be required; that the mortgagor hereby
fully warrants t~e title to ~aid land and will defend the same
against the lawf 1 claims of all persons whomsoever; and thnt said
