The Mortgagor will pay promptly when due, ae bereinaYter pro- vided, any and all premiuma on auch ineurance, and in every caee in which payment thereof ie not made from the depoaite thereYor required by thie - ;~iortgage, promptly submit to the Mortgagee for examination receipte or other evidence of such payment as ahall be eatiefactory to tbe Mortgagee.. ` The Mortgagee may obtain and pay the premium on (but ehall be under po . . ; obligation to do so) every kind of inaurance required hereby if the amount : , of euch premium hae not been depoeited ae required by thie Mortgage, in ~ which event the Mortgagor will pay to the Mortgagee every premium-so paid by the Mortgagee.. (b~ In the event oY lose or damage to tbe mortgaged property, tne Mortgagor will give to the Mortgagee immediate notice thereof by mail, and the Mortgagee may make and file proof of.loas if not made other- wise promptly by or on behalf of tbe Mortgagor. Tacb insurancelcompany issuing any such policy ie hereby authorised and directed to make payment thereunder for such loae to the Mortgagor and the Mortgagee jointly, un- iess the amount of loss is payable firat to the holder o~ a lien under a mortgage or similar instrument to wbich this Mortgage ia expressly aubject; and the insura~ce proceeda or a~y part thereof if received by the Mortgagee may be appl~ied by the Mortgagee, at ite option, either in reduction of tbe indebtedness hereby aecured, or to the reatoration or repair of the moxt- gaged property damaged.
