proceeds oi such awards, to give proper receipts and~acquittances therefor,
and t~ apply the same toward the payment of the indebtedness s~cured by

tt~is Mortgage, notwithstanding the Yact that the amount owing thereon may ~
;~ot then be due and payable; and the Mortgagor hereby agrees, upon request,
~o make, execute and deliver any and all assignments and other instrument~ ~
sufficient for the purpose of assigning each such award to the ~iortgagee,
~ree, clear and discharged of any encumbrances oY any kind or nature
~ w~atsoever; and ~ ~
TOGETHER with all right, title and interest of the l~ortgagor in and to
the land lying in tbe streets and roads in front of and adjoining the~above
nescribed land (all the above described land, buildings, other structures,
fixture5, articles of personal property, awards and other rights and in-
terests being hereinafter collectively called tbe "mortgaged property").
TO HAVE AND TO HOLD the mortgaged property and every part thereo~ unto
the Mortgagee, its successors and assigns ~orever for the purposes and uses ,
nerein set forth. ~ ~

AND the Mortgagor further covenants and agrees with the'Mortgagee, as 1
follows: ~ . .
1. Thz Mortgagor will promptly pay the principal of and interest on
~he indebtedness evidenced by the Note, and all otber charges and indebted-
r.ess provided therein and in this Mortgage, at the times and in the~manner
provided in the Note and in this Mortgage. ~
2. The Mortgagor will pay when due, as hereinafter provided, all
Cround rents, if any, and all taxes, assessments, water rates and other :
~overnmental cbarges, fines and impositions, of every kind and nature
~~~hatsoever, now or hereafter imposed on the mortgaged property, or any part
~:~ereof, and will pay when due:every amount of indebtedness secured by a~y
f lien to which the lien of this Mortgage is expressly subject.

i 3. This ~Iortgage and the Note were executed and delivered to secure
i ~.oneys advanced in full to the Mortgagor by the Mortgagee as or on account
~ ~f a loan evidenced by the Note, for the purpose of making the improve-
~ents_described or referred to in the Final Work Write-u~s and Bid Sheet,s _
~ dated Se~tember 30~ 1969 , 19 , to or on the mort-
~ ~aged property, and Yor such other purpose, if any, described or referred
~ to therein, which improvements are hereinafter collectively called ~~Im-
~ vrovemenis". The Mortgagor shall make or cause to be made all the Im-
~ ~r~vements. If the construction or installation of the Imgro.vements shall
~ ::ot be carried out with reasonable diligence, or shall be discontinued at
~ ar.y.~ine for any reason, other than strikes, lock-outs, acts of God, fires,
~ ~~oods or other similar catastrophies, riots, war or insurrzction, the
~ :~:~rtgagee after due n~tice to tbe ~iortgagor is hereby authorized (a) to
~ enter uron the mortgaged praperty and employ any watcY~men to protect the
=~provements from depredation or in~ury and to preserve and protect auch •
:roperty, (b) to carry out any or all then existing contracts between the
:~iortgagor and other parties for the purpoae oY making any o.Y the Improvementa,
