2. The Mott~aaee may, st his option. and without waivins his ri~ht to accelerate the indebtedness hereby
secured and to faeclose the sama, pay either be[ore or after delincryency any ot all of those certain obli~atio~s
requircd by the terms hereof to be paid by the Mortga~or for the protection of the mort`a~e secutity or for the col-
lection of the indebtedness hereby secured. All suma so advanced or paid by the Mort`a`ee shall be char`ed iato
the motte~e account and becoma a~ inte~ral psrt thereof. subject in ali cespects to the terms, conditions. and
covenants of the aforesaid promissory note, ~nd this matsase, as fully and W the saaie extent as thou~h a put
of the original indebtedness evidenced by said note and secured by this mort~ase, exceptin~ however. that said
sums shall be tepaid the Mottga`ee forthwith upon its demand aad be in r~ddition to the regulsr mo~thly install-

S. ln the event the ownership ot the mortsaaed premises, or any psrt thereof. becomes vested in a person
