Any siqns, countera, booths, aavaablo partition~, air conditioners or heatinQ uaits and othQr equip~nt or lurnituro or fixtures o! whataoever_kind or nature, installed by thQ L8SSS8 will be and remain the property of the I.SSSBE and ~y bo resoved by it at or before the terminaitioa date of this lease or any extension thereot, reyardlesa of their being attached to the building, pro- vided the walla, floor and~ceilinqs are left in yood condition, reasonable v?ear and tear excluded. ~ 8. The GSSSBB me~y assiqn thia lease or sublet any pert of the demised~pre~ises with the prior vrritten consent of the LBSSOR; and the LBSSOR agrees to proceas any such request for assiqnsent promptly when requested b~y the LESSES. LESSEE sha~ll not withhold such consent unrea~onably. . 9, In ca~e said preIDises, or any haliway, and/or ataircas~ . and/or any other meana of ingress or egress to or from-s~id pre~isQ~, shall tie destroyed or da~g~d by fire or other unavoidable casualty, - so thst the said F~emises shall be unfit or un,?vailable for tha said use by the I.SSSBB, then and in any such ca~e, the rent hereinbeto=e reserved, or a ju~t proportionate part thereof., according to the. nature and extent of the daIDage to said premisas, shall eeesQ until ~ the said.premiaes shall have been put by the LBSSOR in proper oo ndi- tion for said use, and upon the LBSSOR'S failure to do so within - ' ninety (90) daiys, the LESSEE may at its option treat this lea~e ss i terminated end ~y thereupon vacate said preIDises et oncQ and without I notice. ~ . . ~ 10. The LFSSOR hereby covenante and warrants that he has a good riqht and title to lease said premises; that he will suffQr aad permit the LESSEE to occupy, possesa snd ~anjoy said preoises durirs the term aforesaid, ~rithout hindrance or mole~tation by the L~SSOR or any persons claiming by or under the LBSSOR, and will defead ~ against any suit or action brouyht by any such person. 11. It is agreed by and-between the p~?rties here~o that if durin9 the term of this lease or any extension or renQwal th~rQOf, ; any lsw, decision, regulation or condition exists, continuQS or is- ~ sade effectual in this City, StatQ or Cbunty, which in the judyse~t ~ of the LESSBB edversely affects or makes it unprofitable !or the = LSSSEE to carry on its busineaa in theso premisea, then in any such ~ evQnt this lease m~y be cancelled by the LESSSE by servinq a nin~ty ~ (90) day written notice of cancellation on the LESSOR or hia authorisod agent and LESSBE sh~ll not be liable for any insta ilments of rQnt accruing efter the effective date of cancellation contained in aaid notice. - 12.
