lt. That, in order more fully to protect the aecurity of this mort-

the number of months to elapae bafore one month prior to the dste when such
premiums. tsxea and aaseasmenta will become due.
(b) All paymente mentioned in the preceding subaection of this para-
graph arid all payments to be made under the note aecured hereby shall ~e
added together and the aggregate amount thereof ahall be paid uy the mortgagor ~ -
each month in a single payment due upon the firet of each and every month
he reinafte r
Any deficiency in the amount of such aggregate monthly payment shall, unless
made good by the mortgagor within thirty (30) days next after the same becomes
. due and payable. constitute an event of default under this mortgage.
13. If, however. the monthly payments made by the mortgagor under
, (a) of paragraph 12 preceding shall not be sufficient to pay taxes and assess-
ments and insurance premiuma, as the-case may be. when the same shall
become due and payable , t~en the mortgagor shall pay to the mortgagee any
amount necessary to make up the deficiency, on or before the date when payment
of auch taxes. assessments or inaurance premiums shall be due. -
