the Mortgaqor in ~ny form os manner deemed expedient, and may, but
need not, ma~lce full or partial payments of principal or interest
on prior encumbrances, if any, and purchase, discharqe, compromise
or settle any tax lien or other prior lien or title or claim there-
of, or redeem from any tax sale or forfeiture affectinq.the mortqaqed
property or contest any tax or assessment. Al1 monies paid for any ~
of the purposes herein authorized and all expenses paid or incurred
in connection therewith, includinq reasonable attorneys' fees and
-any other monies advanced by the Mortgagee to protect the mortqaged
premises and the lien thereof, shall be immediately due and payable
without notice and with interest thereon at the rate of eiqht per ~
cent (88) per annum until paid and shall become so much additional
indebtedness hereby secured and may be included in any ,decree fore-
closinq this.mortgaqe and be paid out of the rents or proceeds of
sale of the'mortgaged property if not othexwise paid. It.shall not
be obligatory upon the Mortqagee to inquire into the validity of
any lien, encumbrance, or claim in advancing_monies as above
authorized, and the Mortgagee may, in making any payment hereby _
authorized relatinq to taxes or assessment, sale, forfeiture, tax
lien or title or claim thereof, but nothing herein contained shall ~
be construed as requiring the Mortgagee to advance any monies for
~ any purpose nor to do any act hereunder; and Mortgagee shall not

2) Time is of the"essence hereof, and if default be #
made in the performance of any covenant or provision herein contained
or in making any payment under said Note or any extenaion or renewal
~ thereof, or if proceedings be instituted to enforce any other

~ lien or charge upon any of said property (other than a lien or.

charge.arisinq under or throuqh Mortgagee as a result of Mortgaqor's
_waiver of compliance with~the Bulk Sales Law in connection with
the sale of assets qiving rise to this Mortgaqe), then and in any
of said events, the Mortqagee is hereby authorized and empowered,
