~ COMMON EXPENSES AND COMMON SURPLUS

The comm~on expenses of the condominium shall be shared by ~
the unit owr~ers as specified and set forth in the Association By-
Laws attached hereto, which shall provide for two cateqories of
units, to wit, those reserved for recreational vehicle sites and ~
~ mobile homesites in determininq contiaon expenses of each. The ratio . ~
of sharing common expenses and assessments shall be the same in
each-category ~egardless of the purchase price of the condominium
parcel, their location or the square footaqe in each unit. ~

Any common surplus of the Assoeiation s2ia11 be owned by~each ~
unit owner in the same proportion as the owner's contributions to ~
the con~aon expenses and assessments of the Assxiation. ~
VII.
METHOD OF -AMENDMENT OF -DECLARATION ~
This Declaration ~aay be amended at any reqular or special
meeting of the unit owners of this Condominium, called an~l con-
vened in accordance with the By-7,aws, by the affirmative vote of
votinq members castinq not less than three-fourths (3/4) of the
total vote of the members of the Association.
All amendments shall be recorded and certified as required
by the Condominium Act. No amendment shall chanqe,any condominium
parcel nor a condominium unit•s proportfonate share of the comraon
expenses or coimnon surplus, nor the votfng riqhts appurtenant to
any unit, unleas all record ownerts) thereof, and all record .
owners of mortqaqes or other voluntarily placed liens thereon, ;
shall join in the execution of the amencLnent. No amendment shall '
- be passed which shall impair or prejudice the riqhts of any lea- i
sor's interest uuder any lease. ~

BY-LAWS
~ The operation of the condominiwn property shall be governed
by the By-Laws which are set forth in a document entitled "By-I.aws
of Outdoor Resorts.at Nettles Island, Inc., a Condominium" which ~
is annexed to this Declaration, marked Exhibit _ C ancl made a part (
hereof . . ~

No modification of or amendment to the By-I.aws of said Asso-
ciation shall be valid unless set forth in or annexed to a duly
recorded aurendment of this Declaration. The By-Laws may be ~
ameaded in the mar~ner provided for therein, but no amendment to ~
