ARTIC~S VI. SUIISTANTIAL ADDITIONS OR ALTEItATIONS There shall ba no substamtial additions or alterations to the conunon e2eiaents or limited com~uon elements unless the same are authorized by fihe Board of Directors and ratified by the affirmative vote of~the Votinq Members caetinq not leas than 75~ of the total votes of t~e unit owners present at any regular or apecial meetinq of the unit owners called for that purpos~e. ARTICLE YII. COI~I.IANCE AND DEFAULT Section 1. Violations In the event of a violation (other ~ than the nonpayment of an assessment) by the unit owner in aay of the provisions of the Declaration, of these By-Laws, or of the _ applicable~portiont~ of the Condominium Act, the Association, by - direction of its Board of Directors, may notify the uait owner by written notice of eaid breach, transmitted by mail, and if such violation shall continue for a period of thirty (30) days .from the date of the notice, the Association, throuqh its Doard of Directors, shall have the riqht to treat sucb violation as an ~ intentional and inaxeusable and material breach of the Declaretfon, of the By-Laws or of the pertinent provisfons of~the Condominium Act, and the Assoaiation may then, at its option, have the fol- lowinq elections: ~ ~ (1) An action at law to recover for its damaqe on behalf of th8 Association or on behalf of the other unit owners; (2) a~a action in equity to enforce per£os~m~ance on the part of the unit owner; or (3) an action in equity for such equitable relief as may be neceseary under the circumstances, includinq injunctive. relief.
