covenants and provisions as are herein contained, and the Lessee

shall have the right to renew this Lease upon the same rental,
covenants and provisions, upon written request and prepayment `
of rental, for additional ten (10) year terms until there have been
five (S) such terms (including the primary term) extending over fifty ;
(SO) years from the date hereof.
The lessee h~reby covenants with the Lessor as follows:
1. That it will operate and maintain upon the leased
premises a portion of its golf and country club and to use the

same for no other purpose. If at any time the Lessee ceases i

to use the leased premises for such purpose then this Lease, at
Lessor's option, may be cancelled and shall be of no further force i
or effec~
2. That it will not sublet, assign, transfer or otherwise
dispose of or encumber this Lease or a portion thereof, without the ~
written consent of the Lessor.
" 3. That it will quit and peaceably deliver up possession
of the leased premises upon the expiration of this Lease. ,
The Lessor hereby covenants with the Le~seg as follows:

1. That upon the Lessee paying the rent and observing
and performing the covenants hereinbefore reserved and contained,
