A.RTICLES OF AGREEMENT
This agreement, made this~~_~day of August, 1970, be-
tween CLAUDE H. COMBS and LOUISE L. COMBS, his wife, hereinafter
called "FIRST PARTIES" and LaWEIS, M. ANDERSON and CHESTER W.
?fNDERSON, 1816 Linw~ood, Fort Pierce, Florida, hereinafter called
"SEC4ND PARTIFS",
W I T N E S S E T H:
That if Second Parties shall first make the payments and
perform the covenants hereinafter mentioned on their part to be
made and performed, First Parties hereby coven~nt and agree to
convey and assure to Second Parties, their heirs, executors,
administrators, or assigns, in fee simple, free from all encum-

brances, by a good and sufficient warranty deed, the following
,
described property situate in St. Lucie County, Florida:
Lot 14, Block 7, MARAVILIA PLAZA, as per plat thereof
on file in Plat Book 5, page 44, of the public re-
cords of St. Lucie County, Florida.~
And Second Parties herehy covenant and agree to pay First Parties
the sum of FIFTEEN THOUSAND DOLLARS ($15,000.00) with interest at
the rate of 8'~i6 per aiuium as follaws :
$2,000.00 on or before the signing of this agreement,
receipt whereof is h~reby acknowledged;

$125.00 per month beginning the lst day,o f September,

1970, and $125.00 on the lst day of-each month there- -
after until the whole be fully paid;
Each installment shall first be applied on the payment
of interest, taxes and insurance, and then on the un-
paid balance of the principal sum. The monthly install- _
ments will remain at $125.00 per manth unless taxes or
insurance cause the payments to fluctuate upward or '
dowriward from their present level, and both parties ~
hereto agree that if sueh fluctuation occurs, that the
monthly payments will be adjusted accordingly. Further- ;
more, if payments are not received by the 7th of the ~
month when due, a penalty charge of $7.90 will be made,
In addition, if payments are not received by the 15th
of the nbnth when due, ~interest at 1tPJ6 per annum shall
be computed from the date of the last payment made by
