thereafter, at the option of First Parties, become due and payable '
and the estate hereby created in Second Parties shall cease, term-
inate and be null and void. Furthermore, this agreement shall, at
the option of first parties, be forfeited and terminated and
Second Parties shall forfeit all payments made by them on this
agreement, and such payments shall be retained by First Parties
and First Parties shall have the right to reenter and take possession
of the premises ~foresaid without being liable for any action there-
for. This agreement shall bind and benefit the parties hereto,
their heirs, executors, administrators and assigns.
Second Parties have the option to transfer this contract to
any other party with or without consent of First Parties. Further-
more, Second Parties are given the option to prepay this contract
upbn payment to First Parties of a 5% premium for prepayment.
The ~nthly payment of $125.00 is computed upon the follow-
ing premise: Principal and interest $113.00, homeowners insurance
i policy premium $6.00 per month and taxes $6.00 per month.
